Information We Collect

• Real estate preferences and property activity: saved searches, saved properties, the listings you have viewed, price ranges, and areas of interest. See “Property Activity and Saved Homes” below.
• Usage data collected automatically: pages visited, time on site, referring pages, browser type, device information, and IP address.
• Session activity recorded by session replay analytics: clicks, taps, scrolling, and mouse movement, replayed as a reconstruction of the pages you viewed. Anything you type into a form is masked and is not recorded.
• Cookies and similar technologies used for analytics, advertising measurement, and to remember your preferences.

How We Use Information

We use collected information to:

• Respond to your inquiries and provide requested real estate services.
• Send listing updates, market information, and service communications you have requested or consented to receive.
• Improve the website, understand how visitors use it, and measure marketing effectiveness.
• Comply with legal obligations, including record-keeping requirements applicable to real estate brokerages.

Analytics, Session Recording, and Advertising

We use analytics and session replay services, including Google Analytics, Google Ads measurement, and Microsoft Clarity, to understand how visitors use this site and to measure our advertising. These services record page views, clicks, scrolling, mouse movement and taps, browser and device details, approximate location derived from your IP address, and the page that referred you. Microsoft Clarity replays this activity as a reconstruction of the pages you saw; no video, screenshot, or audio of your device is captured.

Information you type into forms on this site is masked before it leaves your browser and is not captured by session replay. These services set cookies and process data as described in their own privacy statements, including the Microsoft Privacy Statement and Google's privacy policy.

You can decline non-essential cookies and session recording using the notice shown on your first visit, and you may change your mind at any time by clearing this site's cookies or contacting us. We also honor browser-based Global Privacy Control signals where they are sent. Visitors in the European Economic Area, the United Kingdom, and Switzerland are asked to consent before any non-essential analytics or advertising technology runs.

• Google Analytics and Google Ads cookies: measure site usage and which advertisement led to an enquiry.
• Microsoft Clarity cookies (_clck and _clsk): recognize a returning visitor and group page views into one session; _clck lasts about a year and _clsk about a day.

Property Activity and Saved Homes

When you browse properties on this site we record which listings you opened, which ones you saved with the heart button, and the searches you ran, together with the date and time of each. This is stored against a random identifier held in your browser (the dmr_vid cookie and a matching entry in your browser's local storage), which by itself does not identify you. Saving a home also keeps a copy of your saved list in your own browser so the hearts still show when you return.

If you later submit a form on this site, the name, email address, and phone number you give us are attached to that record. From that point the property activity described above is personal information about you, and we use it for one purpose: so we can help you with the homes and areas you are actually interested in, and follow up about them. We do not sell it, and we do not use it to build profiles for anyone else.

We keep the most recent activity only: roughly the last hundred listings viewed and the last twenty-five searches, with older entries dropping off automatically. You can stop this at any time by clearing this site's cookies and local storage in your browser, which discards the identifier and the saved list, and you may ask us to delete the record we hold by contacting us using the details below. Deleting it does not affect any enquiry you have already sent us.

Sharing of Information

We do not sell your personal information. Information may be shared with service providers who assist in operating this website and our business (such as customer relationship management, email and text messaging platforms, and the analytics and session replay providers described above, including Google and Microsoft), with Southwest Florida MLS and related real estate services as necessary to fulfill your requests, and where required by law.

Text Messaging and Calls

Where you provide a phone number and consent, we may contact you by call or text about listings and related real estate services. Message and data rates may apply, and message frequency may vary. You can opt out at any time by replying STOP, or reply HELP for assistance. Consent to receive messages is not a condition of purchasing any property or service.

Your Rights and Choices

You may request access to, correction of, or deletion of the personal information we hold about you, and you may opt out of marketing communications at any time using the unsubscribe link in our emails or by contacting us directly. Where state privacy laws such as the California Consumer Privacy Act (CCPA) apply, you have the right to know what personal information we collect, request its deletion, and opt out of any sale of personal information; as stated above, we do not sell personal information.

Children's Privacy

This website is not directed to children, and we do not knowingly collect personal information from anyone under 18. If you believe a minor has provided us personal information, contact us and we will delete it.

Data Security and Retention

We use commercially reasonable safeguards to protect personal information and retain it only as long as needed for the purposes described here or as required by law. No method of transmission or storage is completely secure, and we cannot guarantee absolute security.
